The mechanical and electrical codes give you real numbers for how much room a furnace, air handler, or condenser needs. Get them wrong and you fail the rough-in, choke the equipment, or box yourself out of the next service call.

Two Kinds of Clearance
Techs blur two different requirements that live in different code books, and that mix-up is where most callbacks and red tags start. Keep them separate in your head:
- Clearance to combustibles is a fire-safety spec. It comes off the equipment nameplate and listing and tells you how close the hot cabinet, vent, or flue can sit next to wood, drywall, or other combustible material without starting a fire.
- Access and working space is a serviceability spec. It comes from the mechanical code (IMC/UMC) and the electrical code (NEC) and tells you how much open room a human tech needs to inspect, service, and eventually swap the unit.
An appliance can meet every combustible clearance and still fail inspection because a tech can't physically reach the burner compartment. Both have to be satisfied at the same time.
Golden rule: the manufacturer's installation instructions are part of the listing. Where the code and the nameplate disagree, the more restrictive value wins. Never assume the code minimum overrides a larger clearance printed on the unit.
Working Space: The 30 x 30 Rule
IMC Section 306.1 is the anchor. Appliances have to be accessible for inspection, service, repair, and replacement without removing permanent construction, other appliances, ducts, or piping. In practice that means an unobstructed level working space in front of the control side of the equipment.
The core number
A level working space at least 30 in. deep and 30 in. wide in front of the service side of the appliance, or the depth/width of the appliance — whichever is greater.
A few things techs miss on that 30 x 30:
- It is measured from the service side (the side with the burner, controls, and blower access), not from whichever side happens to be open.
- "Level" means level. A furnace perched on joists over an unfloored attic does not have a working space until you build the platform.
- If the appliance is wider than 30 in., the working space widens to match. A 24 in. furnace still gets 30 in.; a 35 in. air handler gets 35 in.
- Return-air furred spaces, water heaters, and low-hanging ductwork all count as obstructions if they eat into that box.
Air handlers follow the same logic. The service side is usually the coil and blower access panel, and you need enough room to pull the panel, slide the coil, and change a filter without dismantling the plenum. When you size ductwork around a closet unit, keep that access box clear — a beautifully sized supply plenum is worthless if it blocks the blower door. Attic and Under-Floor Access
This is where installs get red-tagged the most, because builders love to bury the air handler in an attic and forget the tech has to get to it. IMC 306.3 (attics) and 306.4 (under-floor) spell out the whole path from the access opening to the unit.

Two useful exceptions worth knowing so you don't over-build:
- The 20-ft passageway limit can be measured to where the height drops to 30 in., and the maximum length is allowed up to 50 ft where the passageway is a minimum of 6 ft high for its entire length.
- The full 22 in.-wide passageway can be reduced only where the appliance can be serviced and removed through the required opening — check your specific code edition before shrinking it.
Field reality: the platform has to be big enough to service and remove the appliance. On a downflow attic unit that means room to lift the coil box, not just stand in front of the burners. Build the platform to the cabinet footprint plus the 30 in., not just the bare minimum.
Electrical: Light, Receptacle, Disconnect
The mechanical code doesn't stop at the platform — it also pulls in three electrical requirements that inspectors check every time on attic and under-floor equipment:
- Lighting — a luminaire controlled by a switch located at the passageway opening, plus a receptacle near the appliance (IMC 306.3.1 / 306.4.1). Nobody should be walking a dark attic joist with a droplight in their teeth.
- Service receptacle — NEC 210.63 requires a 125-volt, 15- or 20-amp receptacle within 25 ft of heating, air-conditioning, and refrigeration equipment, on the same level. It cannot be on the load side of the equipment's own disconnect.
- Disconnecting means — a disconnect must be within sight of and readily accessible from the air-conditioning or heat-pump equipment (NEC 440.14), typically the pull-out or fused disconnect on the wall next to the condenser.
Don't confuse mechanical working space with NEC 110.26
The disconnect and any panelboard have their own working clearance under NEC 110.26: a clear space at least 36 in. deep (Condition 1), 30 in. wide or the width of the equipment, and 6.5 ft high. That electrical box is separate from the 30 x 30 mechanical box — you often need both, and they can't overlap in a way that blocks either one.
Furnace Clearance to Combustibles
For fuel-fired furnaces, clearance to combustibles is set by the listing on the nameplate — the numbers below are typical for listed forced-air furnaces, but the nameplate always governs.

Gas safety, not just paperwork
A furnace crammed into a tight closet also needs combustion air. If the space is sealed tight, confined-space combustion-air openings (roughly 1 sq. in. per 1,000 BTU/h per opening for interior air, per IFGC 304) are mandatory. Undersized combustion air shows up as flame rollout, a lazy yellow flame, and eventually a cracked heat exchanger and CO. Clearance and combustion air are the same conversation.

Condenser and Airflow Clearances
Outdoor condensing units and heat pumps have two separate clearance concerns: airflow so the coil can actually reject heat, and service access so you can pull the panel and get gauges on it. The exact dimensions live in the manufacturer's install manual, but these are the numbers you see over and over:

Airflow clearance is capacity
A recirculating condenser re-ingests its own hot discharge air, which drives head pressure up and capacity down. If you're chasing a high condenser split or high head pressure on a unit tucked between a wall and a fence, clearance is a real suspect — check it before you condemn the charge. Read the A2L section of the manual for any low-GWP system — the mildly flammable classification adds siting rules the old R-410A manuals never had.
Field Walk-Through: Attic Furnace
Here's how the numbers stack up on a common job — an upflow gas furnace and coil in an attic, 15 ft from the scuttle hole.
Step 1 — Opening. Scuttle must be at least 22 in. × 30 in. Measure the rough frame, not the trim; a 22 in. drywall hole with trim is often under 22 in. clear.
Step 2 — Passageway. 15 ft is under the 20 ft limit, so a standard 30 in.-high × 22 in.-wide passageway with 24 in. of solid catwalk decking is compliant. No need for the 6 ft / 50 ft exception here.
Step 3 — Platform. The furnace is 21 in. wide; the coil cabinet is 24 in. Build the level platform to the cabinet footprint plus a 30 in. × 30 in. service area on the burner/blower side. Round up — decking to 36 in. of front space makes the coil pull realistic.
Step 4 — Electrical. Switched light at the scuttle, service receptacle within 25 ft on the same level (NEC 210.63), and the furnace disconnect accessible at the platform. Confirm the receptacle is not fed through the furnace disconnect.
Step 5 — Combustion & vent. Verify single-wall connector keeps 6 in. to the rafters and decking, and that an open attic provides combustion air — or that a sealed-combustion unit is piped for it.
Result: PASSES
Opening, passageway, and platform all clear the IMC 306.3 minimums, and the three electrical items are covered. The rough-in inspector has nothing to red-tag, and the next tech can actually work on it.
